Declined by two high street lenders due to complex personal circumstances

Our client had already been turned down by two major high street lenders before coming to us, and understandably felt their plans to buy a new home were slipping away.

The Challenge

Both lenders had declined the application based on the client's wider circumstances, despite a clear ability to afford the mortgage. Standard high street criteria simply weren't built to accommodate their situation, and each decline made the client more anxious about whether homeownership was realistic at all.

The Solution

Rather than resubmitting the same application to a third mainstream lender, our adviser took time to properly understand the full picture, then matched the case to a specialist lender whose underwriting was built around exactly this kind of scenario. The application was prepared with full supporting context from the outset, addressing the concerns that had led to the earlier declines before they could resurface.

"It's easy for a case to get written off after one or two automated declines, but that doesn't mean the client is unmortgageable, it usually just means the wrong lender was asked," said Priya, Mortgage Adviser at The Mortgage Centre. "Once we found a lender that actually looked at the full circumstances, the case stood up on its own merits."

The Outcome

The mortgage was approved and the client completed on their new home shortly after, going from two rejections to a confirmed offer in a matter of weeks.
